POSITION SUMMARY:

REQUIRED EDUCATION, EXPERIENCE AND SKILLS:
Minimum 1-7 years of experience in commercial real estate appraisal or credit analysis with demonstrated skills in areas such as rent rolls, leases, cash flow, market analysis, and guarantor analysis for commercial real estate loans.
Skilled with MS Office and proficient with financial spreading software
Strong analytical, organizational skills along with the ability to prioritize multiple projects.

DUTIES/RESPONSIBILITIES:
Conduct in depth review of rent rolls, leases, income statements, CoStar, appraisal reports, environmental reports, guarantor financials, and other financial information to determine, independently that the borrower can generate income and cash flow sufficient to repay existing and proposed debt.
Independently prepare well written approval presentations, including what is being requested, why it is being requested, analysis of the property’s market and location, the background and history of the sponsor, and key risks and mitigating factors. Such presentations should also justify assigned risk rating and show that the Bank policies, procedures, and regulations are met.
A network of financial and legal professionals to support the knowledge necessary to for necessary analysis.
Maintain controls to ensure compliance with consumer protection regulations in a defined area of responsibility.
Assist in training new team members, which may include underwriters, rotational analysts (LEADs), and interns.
Underwriter Specific Duties:
Assist Commercial Relationship Managers (RMs) in managing workflow via a pipeline process. Prioritization of new prospects, renewals/upcoming maturities, material modifications, as well as developing a working knowledge of prospective opportunities.
Review and analyze financials including rent rolls, leases, operating statements, guarantor personal financial statements, global cash flow statements, and tax returns.
Review third party reports such as real estate appraisals, CoStar market reports, property condition reports, environmental reports, and/or property inspections.
Accompany Commercial RMs on client and prospect calls in conjunction with completion of the underwriting process of Commercial Real Estate loans.

The City of Lakes Community Land Trust (CLCLT) is seeking a small independent panel (3-6 individuals) of appraisers to provide fee simple, mostly non-lender, appraisals for the organization. Primary needs include appraisals on single-family, duplexes, condos and townhomes specifically in the City of Minneapolis for the following purposes:
New CLCLT Properties – Whether new construction, acquisition/rehab, or existing owner-occupied homes, the CLCLT is often in need of establishing third-party valuations of homes in the city of Minneapolis to satisfy public sector funding requirements or establishing a baseline value in order to make an offer on a property to an existing non-CLCLT homeowner. The CLCLT currently has the needs for this type of appraisal 8-10 times a year.
CLCLT Resales – The nature of Community Land Trust resales requires an appraisal to establish the future effective CLCLT price if/when a CLCLT homeowner decides to sell their home. The CLCLT anticipates there will be the need for 15-20 of these types of appraisals annually.
Conflicting or non-conforming Lender Appraisals – In some instances, lender appraisals fail to provide land valuations in the appraisal (required/needed by the CLCLT) or seem to use miss the mark on valuation. There are a couple of instances each year when the the CLCLT needs to substantiate value(s) to counter or further inform a mortgage lender appraisal.

Tinjum Appraisal Company, Inc. was founded in 1973 by Rodger K. Tinjum after 11 years with the Minnesota Department of Transportation. Currently, the company consists of two certified general appraisers (commercial-industrial/special use, recreational, waterfront and rural appraisers) and an appraiser trainee. Within the company are an Accredited Rural Appraiser (ARA) and a MAI designated appraiser. We have extensive experience in commercial, industrial, agricultural, recreational, residential, rural residential and special use properties such as resorts, restaurants, convenience stores and related operations. Our background and experience includes agricultural, commercial, industrial, multi-family, recreational and lakeshore properties, improved and unimproved, as well as large frontage tracts as a whole and for development purposes. Our primary work area is northern, northwestern and west central Minnesota as well as eastern North Dakota, although we have completed appraisals in Michigan, Iowa, South Dakota, Missouri, Nebraska and western North Dakota.
