Job Summary

Coordinates and secures the acquisition of property in easements and fee titles necessary for highway construction projects. This is technical work conducting negotiations, deeds, and other documents from property owners for land to be used in County improvements.

Essential Duties and Responsibilities

These examples of typical duties do not include all possible tasks for this classification and do not limit the assignment of related tasks. Regular attendance according to the department’s approved work schedule is required for all Sherburne County positions.

  • Orders appraisals and provides information to contracted appraiser.
  • Consults with property owners and conducts negotiations for securing the direct purchase of property and settlement of damage claims.
  • Consults with engineering/design regarding possible additional damages to property being acquired.
  • Provides technical assistance to County Attorney’s Office in the matter of eminent domain proceedings.
  • Maintain records of all acquisitions.
  • Vacate any right of way that is no longer required in conjunction with the acquisition process.
  • Order title work and determine what interests have to be cleared and determine how to best accomplish.
  • Follow County policy, state statutes, and federal regulations in all acquisitions.
  • Provide Right of Way interests (width) for the general public and other entities.

Minimum Qualifications

Associate’s Degree in Civil Engineering Technology, Surveying, Real Estate, Appraisal or 5 years’ relevant work experience in related fields.

Must have valid MN driver’s license.

The Minneapolis/St. Paul office of Integra Realty Resources, the nation’s largest independent valuation and consulting firm with Industry leading tools and technology is seeking a junior or entry level analyst (commercial real estate appraiser trainee).  This position is well-suited for those with 0-3 years of relevant real estate experience who wish to learn and work toward obtaining certified general appraisal license and appraising commercial real estate.  Knowledge of real estate, accounting/finance, economics and business gained through previous work experience or through real estate coursework is preferred.  Specific duties include assisting senior analysts/appraisers with analysis of complex commercial real estate and production of commercial real estate appraisal reports.  Tasks include arraying data into graphs and maps for use as report exhibits, researching, verifying and analyzing commercial real estate sales and lease transactions, and entering sale and lease transactions into IRR’s proprietary database, property inspections, report preparation, conducting market surveys and research, learning all aspects of the appraisal and valuation process.

The mortgage lending environment is in the midst of evolving from legacy products and processes, to a more streamlined model. For example, traditionally, residential appraisers have been responsible for physically inspecting homes that they are appraising.
